Thanks, everyone, for your replies so far. Sorry about not including the full website address earlier, I stupidly didn't check the message fully before sending it. Anyway, it's www.miradorhols.co.uk. We're being hosted by a local specialist computer shop, who have a server for this purpose. It's good fun creating a website, for those of you who haven't done it before, some very good, cheap, and easy to use software available. I'm now in the throes of creating two new sites, one for each of our drapers shops in Devon and Oldham, I'll let you know how I get on! Coming back to the apartment, I wouldn't want to put anyone off buying one, but it's certainly a major commitment and shouldn't be entered into lightly. At the time we bought it, the general advice from folk in the market out there was that Estepona, the town in question on the Costa del Sol, is very popular, and places tend to get booked up months in advance. The other positive advice is that property prices hold up very well, so that if the rental business goes pear-shaped, you should be able to get at least, if not more than, your money back. Thanks for the pleasant comments on the aparttment. Yes, it's in a good location just up the road from the seafront and marina, and is part of the real town rather than on one of those new expat reservations they're building all over at present. There's a bit of building work going on nearby this year, but once that's finished it'll all be complete and settled. Anyway, please do feel free to have a look at the website and pass on the news to your friends. We've deliberately pitched the prices much lower than the going local rate recommended by the rental agents, just to try and attract people into using it. Thanks again, everyone. We took the plunge and bought a holiday apartment on the Costa del Sol at the end of 2002. Our plan was to enjoy it ourselves for short breaks(!), and to let it out for holidays to cover its running costs. GW Bush immediately warmed up his Saddam campaign, with the result that the bottom fell out of the rental market last year. Also affected by SARS in Asia. Our two local holiday agents in Spain both reported the same effect on all their business. We're hoping it'll pick up this year, and we've now got a website as well (www.miradorhols.co.uk, if I'm allowed to mention it). However, still very quiet to date. If things don't improve soon, we shall have to go in for a long let, or sell it altogether, with great regret. Has anyone else had similar experiences, and have you any helpful advice to give? Apart from telling us we were foolish to get involved in the holiday market in the first place! lol! Philip
