Jess both the above are worth following. Definitely take photos but try doing things the nice way first. Point out that you need two bedrooms, don't want to move but a damp bedroom isn't healthy for a baby. Also point out that you are paying for a 2 bed house and only have a one bed. I don't think she can just throw you out anyway but make it clear that you are not prepared to put up with the damp and it is her responsibility to do something about it. If you are in doubt call into the Citizens Advice Bureau (find them in the phone book). Or phone the environmental health and ask for advice - say you don't want to report her yet but ask them what your options are. Ann Glos

jess if you are paying for a two bedroom house, and only getting the use of one .... or whatever ???? why not try telling the landlady that your rent should be reduced ???? I bet she would soon get it fixed !!!!!

Write to landlady detailing the problem and send pictures, explain that you want to stay and don't want to call environmental health and see what happens then.... keep it nice and remember PHOTOGRAPHIC evidence can normally be used if you need to take it further.

Living in a rented 2 bedroomed terrace. when we moved in landlady said the damp in the small bedroom would be sorted. handyman came and replastered it and re-artexed it. weeks went by and it stayed damp. next door neighbours had a hole in their roof which has now been fixed (supposedly). asked landlady when the bedroom would be sorted as we can't let anyone sleep in it. she said someone would be round to look. nobody came so got onto her again and she phoned me up saying that she'd spoken to the bloke who ahd fixed the roof and he said nothing can be done our side until next doors damp had dried out (bearing in mind theirs is covered in mould and moss). It could be ages till its sorted so we are now a bedroom down. i love the house, don't wanna move out but i don't think the landlady really knows the extent of the damp damage. anyone think i should call environmental agency out to come see what they say? i'm in a pickle about this cos i really want to sort it but am scared of losing the house too!
