Emma, in England 10% of the purchase price is usually handed over at Exchange and then the balance given on completion. Because they are in breach of contract, that 10% deposit is ours to keep. I've asked our solicitor to find out if there is a good reason for failing to complete ...

I can't for the life of me see why we can't copy the Scottish system.

It's taken more than a year to complete on a house that we were a party to. :-S

I understand that the deposit should go to you
because of broken contract.
I think that happens a lot down south and is unfair
as sometimes there can be several in the transaction
or have I got that wrong :-)
